Real estate creative financing refers to any non‑bank method of acquiring property where the buyer and seller negotiate the terms directly, and it often centers on alternative control or payment structures such as trust acquisitions, owner financing, mortgage takeovers, and lease‑to‑own options. Together, these methods allow buyers and sellers to structure deals flexibly outside conventional lending frameworks.
In trust‑based acquisitions, the seller places the property into a revocable trust and may retain beneficial interest while granting the buyer control or purchase rights, allowing payment takeover without triggering traditional lender approval requirements.
Owner financing occurs when the seller acts as the lender, extending credit through a promissory note and negotiated terms instead of a bank loan.
Mortgage takeovers—including subject‑to or wraparound structures—let the buyer control the property while continuing payments on the seller’s existing loan, though they carry due‑on‑sale clause risks.
Lease‑to‑own arrangements give the buyer tenancy plus a future purchase right or obligation, letting them control the property and lock in a price while preparing for financing.
Yes — starting an account with Commercial Notes Online is FREE for buyers/investors in the United States and anywhere in the world, property sellers/owners in the United States, real estate agents/brokers in the United States and from anywhere in the world, and wholesalers, who want to join the early access waitlist.
There are paid account options with regards to becoming a verified buyer/investor, a verified market pro for agents, brokers, or wholesalers, and for the marketing of listed properties, but those are optional. We are not currently able to provide translation services, so you must be able to speak, read and write English to join and operate successfully on the site.
This is no problem at all. Simply sign up for an account on the Early Access Waitlist, and when the platform goes live and open to the public, you'll be able to activate the Seller/Owner, Agent/Broker or Wholesaler features right from your own account settings.
Yes — the marketplace supports commercial properties across the entire United States and US Territories.
We do not currently support the listing of properties outside the United States of America and its territories. However, there are plans to add features to include programs and support for international listings in the near future.
What we are able to do is support international buyers who are looking to purchase a property in the United States. Creative financing is a great way to purchase properties internationally.
Yes — listings undergo verification to ensure accuracy and legitimacy. There is also an option to report listings if the information is found to be incorrect, incomplete, missing, or contains inappropriate content.

Yes — all Buyer/Investor accounts are able to upgrade their account and become a Verified Buyer/Investor. Commercial Notes Online will then verify all information provided by the Buyer/Investor (meaning residence, employment, income, down payment available, debt to income). It will also allow the Buyer/Investor to submit a direct Letter of Intent to Submit Offer to Seller/Owners and message back and forth with Seller/Owners directly.
Seller/Owner accounts, Agent/Broker accounts, and Wholesaler accounts are able to upgrade their account to become a Verified Seller/Owner (for individual sellers/owners) or a Verified Market Pro (for agents/brokers and wholesalers). Commercial Notes Online wil then verify all information provided by the Seller/Owners (meaning contact information, any respective property information, and property ownership, and references) or Agent/Brokers (meaning contact information, agent / broker license and affiliation information, any respective property information and references). For Wholesalers, it's the same verification process. This also allows access to a Seller/Owner, Agent/Broker, or Wholesaler dashboards full of useful features, accurate data, and quality leads, as well as allows Seller/Owners, Agent/Brokers and Wholesalers to search for Buyer/Investors who allow it, directly, and marketing options for listed properties.
We are only a marketplace that connects buyers and sellers, not a representative, seller, property owner, agent, broker, or a wholesaler.
We have a "Transaction Fee" set by the seller/owner/agemt/broker/wholesaler during listing submission that can be as low as 0.5% and as high as 3% of the total purchase price that is added as part of the offering. The higher the transaction fee the better because a higher transaction fee is always going to make wholesalers, agents, or brokers work harder on trying to sell the property.
As a Seller/Owner or Agent/Broker posting a listing, the transaction fee is effectively how much you are willing to pay someone for connecting you with a buyer. If you connect with a buyer on Commercial Notes Online, it is the fee that would be paid to Loxmere Group, Inc., the owner of Commercial Notes Online. If that buyer is provided by a wholesaler, agent, or broker, it is the fee you would pay to them.
Yes — we have a separate, specific account for Wholesalers who want to work commercial accounts. In the near future, there is an entire dashboard built specifically for wholesalers to help streamline their operations, and provide them with useful features, as well as accurate data and quality leads, and marketing options for listed properties.
